Panattoni has commenced the construction of a new warehouse – Panattoni Park Bieruń I. This investment, covering nearly 20,000 sqm, is located near major transport routes in Silesia. The construction is scheduled to be completed by February 2025.

Convenient Location

Panattoni Park Bieruń I is situated 2.5 km from the center of Bieruń, 1.5 km from National Road No. 44, and 17 km from the junction of the A4 motorway and National Road S1. A new junction is being constructed 4 km away on the new section of the S1 route to Bielsko-Biała.

Available Space

Over 6,000 sqm of space remains available for lease, suitable for companies from various sectors, including automotive, e-commerce, logistics, and light industry.

Functionality and Sustainability

Panattoni Park Bieruń I will feature 27 loading docks, ensuring convenient and efficient logistics operations. The facility will also offer modern office spaces, customizable to tenants' specific needs. The investment will be BREEAM certified at the Excellent level, confirming high environmental standards. The building will include energy and water-saving technologies, reducing operational costs. The roof will be prepared for photovoltaic panel installation, and the park will provide bicycle parking and electric vehicle charging stations.

Industrial Transformation of Silesia

Silesia is rapidly transforming from a mining region into a modern industrial hub of Poland, particularly in the automotive sector. Companies value the developed transport infrastructure, access to a skilled workforce, and a large local market. Panattoni has previously completed two parks in the Bieruń area with a total space of 97,000 sqm, which have been fully leased, demonstrating the attractiveness of this location.

Silesia is a mine of business and warehouses – Cushman & Wakefield releases a new regional report

Very diverse demand patterns, a strategic location near key foreign markets, well-developed infrastructure and a large consumer market of 4.5 million people – the list of factors driving investors to invest capital in Silesia is long indeed. This is best illustrated by an overview of the Silesian warehouse and industrial market contained in Mines of Business, the latest report from global real estate services firm Cushman & Wakefield. Of all Polish regions, Silesia saw the highest level of new warehouse completions in 2021-2023, outdistancing the runner-up Mazovia by almost 10%. It is also ahead of other leading CEE locations and has an appetite for more, reveals the report.
