Hillwood & LCube Wrocław East: New horizons for logistics in Lower Silesia

The Wrocław suburbs are an area where Hillwood Polska and LCube have entered into a strategic partnership, having recently signed a logistics project agreement. The Hillwood & LCube Wrocław East facility offers more than 60,000 sqm of Class A warehouse space.

A shared development mission

As a developer and investor in the real estate sector, Hillwood has delivered more than 26,400,000 sq m of warehouse space worldwide. In Poland, where it has been operating since 2014, the company specialises in the construction of modern logistics and industrial centres. Hillwood also offers BTS (Build to Suit) solutions, tailored to individual tenants' needs.

The second collaborating company, LCube, is a development company that is expanding in the warehouse market. Its strategy is to build a diversified portfolio, including smaller developments of around 10,000sqm, medium-sized warehouses of 50,000sqm, as well as large logistics centres of more than 100,000sqm.

The joint project between Hillwood and LCube is the result of synergies between the two companies, which are joining forces in both facility development and commercialisation.

LCube's largest investment on the Polish market

For LCube, the new project is its largest investment in Poland and promises to bring fruitful results in the future.

„For LCube, the facility of more than 60,000 sqm is the largest investment in Poland to date. The opportunity to work with a very demanding investor such as Hillwood Poland and gain a strong partner should result in further investments in the future. We are already preparing to start construction work, we have signed a contract with the general contractor Rex-Bud and we expect Hillwood & LCube Wrocław East to be handed over to tenants as early as July next year,” – says Michał Stachura, member of LCube's management board.

Strategic location for logistics and production development

Lower Silesia is a key area on the logistics map of Poland. It is a location that is conducive to the development of e-commerce, logistics and light manufacturing companies serving a variety of markets, both domestic and international.

The new Hillwood & LCube Wrocław East industrial and warehouse park will be perfectly connected to the local and national road network. Its advantage will be its proximity to the Eastern Bypass of Wrocław, which was completed in December last year. As a result, the investment will provide quick access to the S8 and A8 expressways, leading to both Warsaw and the Wrocław Motorway Bypass. In addition, Dobrzykowice, the location of the project, is well connected to Wrocław by rail.

First tenant in new Hillwood & LCube Wrocław East park

The first tenant of this new park is an international logistics company, which will occupy 22,869 sqm of warehouse space and 285 sqm of office/social space, representing approximately 40% of the total project. The remainder of the investment will be developed on a speculative basis.
