DB Schenker, one of the world’s leading logistics service providers, has leased more than 17,000 sqm of warehouse space in Hillwood Rawicz. This transaction is testament to the growing interest among major tenants in industrial and logistics developments in secondary, lower-density locations. Global real estate services firm Cushman & Wakefield was responsible for providing assistance during the choice of location, negotiations and lease strategy development.

DB Schenker provides a wide range of land, air and ocean transportation services, along with comprehensive contract logistics and global supply chain management solutions. The company is present in 130 countries, including in Poland, where it boasts a robust logistics network comprising 18 transloading terminals, 15 logistics warehouses, three air freight offices, two ocean freight offices and a central customs agency. In Hillwood Rawicz, DB Schenker has leased nearly 16,800 sqm of warehouse space and approximately 340 sqm of office space. The company is set to open its 16th warehouse location there soon.

“Contract logistics is a very important and rapidly expanding business division for DB Schenker. The Rawicz warehouse is one of several locations we have opened in recent years. It was specifically designed to cater to the logistics needs of an optical product manufacturer and can accommodate over 30,000 SKUs. From this facility, products will be shipped to customers worldwide. The high standard, infrastructure and location of the warehouse were key factors in selecting this site,” says Dariusz Doroś, Head of Contract Logistics, North East Europe, DB Schenker.

“This transaction reaffirms that leading warehouse tenants, including major logistics providers, are increasingly targeting smaller locations, outside the Big Five markets. This shift highlights the maturity of the Polish industrial market, encouraging companies to explore new directions for expansion. However, fundamental to the success of secondary locations is a strong local labour market and robust infrastructure, including access to transportation routes,” explains Łukasz Osiewacz, Negotiator, Industrial and Logistics Agency, Cushman & Wakefield.

“One of the key factors impacting tenants’ choice of warehouse projects is labour availability allowing for efficient recruitment and a swift start of operations. Equally important is the high standard of a facility. Hillwood Rawicz is a Class A warehouse development located in Korzeńsko, close to the border between Greater Poland and Lower Silesia provinces, along the S5 expressway, which connects Poznań and Wrocław. The complex offers nearly 147,000 sqm of BREEAM Excellent certified warehouse space.

Prime Logistics Wrocław and LX Pantos signs the biggest warehouse lease of the year

Prime Logistics Wrocław and Global logistics service provider LX Pantos has signed a lease for 100,000 sq m. The transaction saw LX Pantos renegotiate its contract and expand to a new building to consolidate its warehouse space in a single location. This marks the largest warehouse deal in Poland this year. LX Pantos has involved during the negotiation process and lease strategy development by global real estate services firm Cushman & Wakefield. CBRE advised the owner of Prime Logistics Wrocław, Brookfield Properties.
