New 31,500 square metre industrial park close to S8 route
The planned industrial and warehouse park will extend over an area of approximately 31,500 square metres, occupying nearly 8 hectares of land.
The new facility will benefit from a convenient location, with direct access to the S8 route (thanks to Wspólna Street), a key link between the north-east and south-west of the country.
Situated in the heart of Poland, Mszczonów is approximately 50 kilometres from Warsaw, which is reached via the direct S8 road, offering convenient connections to the A2 motorway and the S17 motorway.
An investment with possibilities
For LCube in Mszczonów, the possibility of constructing buildings with a height of up to 40 meters opens up, as well as providing a power connection with a capacity of 2.5 MW, with the option of increasing this value. This is undoubtedly an advantage for companies interested in fully automated warehouses, cold storage facilities, freezers or production halls. All new facilities, including LCube Mszczonów, will be designed with a view to obtaining the BREEAM certificate at the Excellent level.
Ecological innovations for savings and sustainable development
The company focuses on a wide range of ecological solutions that will help reduce tenants' operating costs. Issues related to ecology and the ESG (Environmental, Social, Governance) strategy are currently key for tenants.
The project includes a reinforced roof structure to enable the installation of a photovoltaic system. Thanks to the high connection capacity, we also have the possibility of installing heat pumps. We are betting on a wide range of ecological solutions that will contribute to reducing our tenants' service charges. The issues related to ecology, or more broadly to the ESG strategy, which we as a developer have already fully implemented, are now increasingly important for our tenants and we want to develop our next projects in this direction, - says Dominik Łoś, Head of Leasing at LCube.
